3D Virtual Tour Included!
When you list your home for sale with me, a professional photographer will take all of the photos of your home and also create a real 3D Virtual Tour of your entire home at no extra cost! The 3D Virtual Tour allows potential buyers to walk through your home online. It also creates a floor plan with room sizes. Many real estate agents say they offer a virtual tour, but in reality they are only offering a slide show of photos. I provide a real 3D virtual tour (made by a professional photographer). All of my clients receive full service, including professional photography, aerial/drone pictures, plus a 3D virtual tour/walkthrough of their entire home. I include all of these services in my reduced real estate commission.
NEW MLS RULES: Photos with embedded captions (in the photo itself) are no longer permitted on Arizona Regional Multiple Listing Service. I still place captions on the photos I place on MLS, but captions embedded in the photo are no longer allowed on MLS.

When I place a home’s photos on MLS, I add captions to describe the photos and a home’s features/improvements. In the photo above the title of the photo reads, “New AC/Heat Pump Replaced in 2022.” The additional description reads… “New AC/Heat Pump (replaced in 2022), new programable thermostat, and extra attic insulation.”

Discount Real Estate Commission Details
The 1% Listing Commission fee (mentioned above) is for representing you as your agent in the sale of your property and for marketing/promoting your property until it is sold. Real estate commissions are negotiable. Sellers are NOT required to pay the buyer’s agent a commission. If you choose to pay a commission to the buyer’s agent, that fee would be in addition to the 1% Listing Commission fee I charge for my services.
