AZ Home Buyer Rebates | 50%-50% Real Estate Commission Split

I am offering AZ HOME BUYER REBATES. When you purchase a home and I am your buyer’s agent, I will rebate to you 50% of the real estate commission I receive. For example, if you purchase a $400,000 home, and it is offering a 3% commission to the buyer’s agent, your home buyer’s rebate would be approximately $6,000. The AZ Home Buyer Rebate will be credited and paid in escrow by the title company.

AZ Home Buyers Rebate 50%-50% Commission Split!

I will rebate 50% of the total commission I receive to you. Your rebate will be credited and paid in escrow by the title company. You will receive a full accounting of the commission amount on the settlement statement in escrow. If you are financing the purchase of your home, you can use the commission rebate for closing costs (with your lender’s approval). If you are paying cash, the commission rebate can be used to reduce your down payment or pay closing costs.

Arizona Home Buyer Rebates

In the example above, the AZ Home Buyer Rebate is calculated as follows.  The sales price is $400,000 times 3% Commission = $12,000 Commission for the Buyer’s Broker.  The net real estate commission which I receive in then split 50%-50% in escrow. Escrow will credit the buyer $6,000 as the Buyer’s share of the real estate commission.

Buyer’s Agent Commission Can Vary

The buyer’s broker commission can vary. It is not the same percentage on all listing. Some listings offer the buyer’s agent a 3%, some offer 2.5% or less to the buyer’s agent. You will receive 50% of the net commission I receive when you buy a home from me.

Terms for AZ Home Buyer Rebates

The AZ Home Buyer Rebates program is open to home buyers that don’t have a current Buyer/Broker agreement with another agent/brokerage. You need to inform me if you’ve viewed any homes with other agents before I show you any homes.

Any home which you have viewed with another real estate agent is excluded from this offer. You must be pre-approved with a lender of your choosing or be a cash buyer with proof of funds.

AZ Home Buyer Rebates are available only to buyers who close escrow with me acting as their sole and exclusive real estate agent in the purchase of real estate. In addition, you must be motivated/ready to buy a home within 30 miles of my location. On the rare occasion when I represent the seller as their agent, the purchase is excluded from this home buyer rebate offer.

AZ Home buyer rebates will be paid or credited to the party or parties named as the “buyer(s)” or “borrower(s)” on the Closing Disclosure Statement or equivalent official closing statement.  This home buyer rebate program is only available where permitted under state and federal law and when not otherwise prohibited by the buyer’s lender(s).

There may be tax consequences to the home buyer rebate. If you need legal or tax advice, you should consult with the appropriate professional. The terms of this home buyer rebate offer may be changed or terminated without notice.

Important… Are You are Getting a Loan to Buy a Home?

If you are getting a loan to purchase a home, your lender must approve the rebate before I show you homes. Some rebates may be  as high as 1.5% of the sales price if the buyer’s agent commission is 3%. This Home Buyer’s Rebate can only be applied to buyer’s closing costs, not your down payment.

Arizona New Home Buyer Rebates

If you are thinking about buying a New Home, you must contact me before you contact the builder (or their agent) to receive your NEW HOME BUYER’S REBATE. I must register you as my client before you tour the new homes or the builder will not pay a commission.

Are You Financing The Purchase or Paying Cash?

If you are financing the purchase, this rebate would be subject to your lender’s approval. On cash sales, rebates would be credited and paid through escrow. If you are getting a loan, the home buyer rebate can only be applied in escrow to pay your closing costs (lender fees, interest rate buydown, escrow costs, title insurance, and other closing fee) with your lenders’ approval. It can NOT be used for your down payment.

The unused portion of the real estate commission rebate offer, is forfeited by the buyer who is financing the purchase of their home. There are no “cash back” refunds/rebates to buyers after their escrow closes. The AZ Home Buyer Rebate is credited to the buyer on the closing statement issued by escrow.
